Hostel: reabilitação de um edifício devoluto na Covilhã

Abstract

A presente dissertação visa compreender a temática de reabilitação patrimonial tendo como caso prático a cidade da Covilhã. Numa época em que se assiste a um crescimento populacional e um consequente aumento da ocupação territorial, conceitos como recuperar, restaurar e reabilitar tornam-‐se cada vez mais importantes. Para encontrar uma solução mais viável procedeu-‐se a uma pesquisa elaborada, que permitiu analisar exemplos variados de recuperação e reabilitação à escala do edifício, pelo que se apresentam algumas das soluções mais rentáveis disponíveis no mercado nacional. O caso prático incide sobre a cidade da Covilhã, a qual é uma cidade envelhecida com um número insólito de edificações devolutas, sendo assim evidente a urgência em recuperar e requalificar esta cidade. Contudo essa intervenção não deve ter por base criar uma nova identidade, eliminar o existente e construir de novo. Existem construções que quer pelo seu valor simbólico ou histórico precisam de ser preservados, e portanto, a intervenção precisa de ser estudada e fundamentada com o intuito de respeitar o existente. A proposta incide no edifício da Garagem de S. João que pela sua localização e carácter histórico marca presença na malha urbana da cidade de forma inigualável. A sua importância para a cidade e a intersecção de percursos existente onde este se localiza tornam esta edificação fundamental para o processo de reabilitação urbana. O edifício apresenta os factores necessários para que se demonstre as valências da Cidade-‐neve onde é possível induzir a interacção humana em relação com a natureza.

This dissertation aims to explore the rehabilitation issue, with the practical case falling upon the city of Covilhã. In a time when we are witnessing a population growth and consequently an increase of the territorial occupation, concepts such as recover, restore and rehabilitate, become increasingly important. To find a more viable solution an elaborate research was conducted, which allowed analyzes of various examples of recovery and rehabilitation at the building scale. Hence, some of the most cost effective solutions available in the national market are presented. The study case focuses on the city of Covilhã, which is an aged city with an unusual number of vacant buildings, thus clearly exists an urgency to restore and rehabilitate the city. However this intervention should not be based on creating a new identity, deleting the existing and build a new option. There are buildings that either by their symbolic value or historical past need to be preserved, and therefore, the intervention needs to be studied and grounded in order to respect the existing. The proposal falls upon the Garagem de S. João building that by its location and historic character embodies the urban structure in a unique way. Its importance to the city and the intersection of circuits existent in its location make this construction crucial to the urban rehabilitation process. The building has the necessary factors to show the potentialities of the Snow-‐City, where it is possible to induce human interaction in relation with nature.
