Resumo(s): | A avaliação de projetos de investimento é um problema complexo e que motiva vários estudos.
A informação de que o gestor dispõe aquando da realização de um projeto de investimento é,
habitualmente, exígua e engloba, também, variáveis de natureza não financeira. Neste sentido,
nos processos de tomada de decisão está sempre presente um elevado grau de incerteza.
Com a presente dissertação pretendeu-se expor os métodos mais utilizados para avaliar os
projetos e fornecer ferramentas alternativas para que a seleção de uma opção de investimento
seja estrategicamente favorável para qualquer organização.
Na primeira parte do documento apresenta-se uma revisão da literatura sobre os métodos de
avaliação, englobando não só a abordagem tradicional pelos métodos dos fluxos de caixa
atualizados (e.g. VAL e TIR), mas também abordagens mais recentes como a análise
probabilística do risco e o método das opções reais. Seguidamente, estas técnicas foram
aplicadas a um caso prático que passa pela criação de raiz de uma empresa de construção e
comercialização de máquinas de venda automática, realizando-se a respetiva análise do
investimento com o intuito de apurar a sua viabilidade financeira. Os métodos tradicionais de
análise de investimentos utilizados foram o VAL, a TIR, a TIRM, o PRI e o VAE. A avaliação
do projeto de investimento foi complementada com uma análise de sensibilidade para
determinar as variáveis críticas do sucesso do projeto e com uma análise probabilística do risco,
com recurso ao software @Risk, para conhecer o grau de risco da viabilidade do investimento.
Finalmente, abordou-se o projeto de investimento em estudo, pela perspetiva das opções reais
o que permitiu captar elementos do plano de investimento que tendem a ser ignorados pela
abordagem tradicional dos fluxos de caixa atualizados.
Finalizado o estudo de viabilidade, concluiu-se que o projeto em questão deve ser aceite pois
todos os indicadores de rendibilidade são positivos, designadamente: o VAL que resulta em
123.828€; a TIR em 17,20%; a TIRM em 16,59%; o PRI em 3,4 anos; e o VAE em 40.768€.
Concluiu-se ainda que as variáveis sensíveis são o custo de oportunidade de capital, o preço de
venda e o custo das matérias-primas por terem um impacto considerável no VAL. Considerase
que há a criação de valor, sendo que a probabilidade do VAL do projeto ser negativo é de
11,7%. O VAL obtido pela aplicação do método das opções reais é de 204.850€. The evaluation of investment projects consists of a complex problem which originated several studies. At the time of the execution of an investment project, the information available for the manager is usually narrow and comprises as well non-financial variables. Therefore, the decision taking processes are always connected with a high grade of uncertainty. The target of this dissertation is to present the most used methods for the evaluation of investments and to provide alternative tools so that the selection of an investment option might be strategically favourable for an organization. In the first part of this document it is presented a literature revision about the evaluation methods, including not only the traditional approaches by the methods of Discounted Cash- Flow (e.g. NPV and IRR), but as well the more recent approaches such as the Risk Probability Analysis and the Real Options Analysis. After that, these methods have been applied in a case study which consisted on the creation of a company for production and commercialization of automatic vending machines, by performing the investment analysis with the target to clarify whether it was financially viable. The traditional methods of investment analysis applied were the NPV, the IRR, the MIRR, the ROI and the EAV. The evaluation of the investment project has been complemented with a sensibility analysis in which the key variables for the success of the project have been defined, and with a risk probability analysis, by using the software @Risk, to ascertain the risk grade of the investment viability. In the last part, the investment project has been assessed under the Real Options Analysis which brought elements of the investment plan which are typically disregarded under the traditional approaches of Discounted Cash-Flow. With the viability analysis, it was taken the conclusion that the project should be accepted because all the return indicators are positive, namely the NPV with a value of 123.828€; the IRR 17,20%; the MIRR 16,59%; the ROI 3,4 years; and the EAV 40.768€. Furthermore, it was verified that the sensitive variables are the opportunity cost of the capital, the selling price, and the raw-materials cost, because those variables show a high impact on NPV. The perspectives for value creation are existent, once that the probability for the project NPV to be negative is 11,7% The NPV calculated by the Real Options Analysis is 204.850€. |
